Robert S. Abrahams, Esq., has over twenty years of experience as a real estate attorney in the public and private sector. He is licensed to practice law in the State of Maryland and the District of Columbia. While working for the State of Maryland as an attorney and as an Assistant Attorney General in the Department of General Services Office of Real Estate, Robert Abrahams honed his skills in the commercial real estate arena. His experience includes the examination of title, the preparation and review of deeds and documents for the real estate settlements for the Ravens’ and Orioles’ stadiums and the African American Museum. He has worked on some of the largest acquisitions of Real Estate for many agencies for the State of Maryland, including the Maryland Stadium Authority, Department of Natural Resources Deep Creek Lake Buydown project, Department of Agriculture’s Agriculture Easement Land Preservation Foundation Program and the Department of Health and Mental Hygiene. Robert Abrahams is a master at identifying and resolving title issues. During his career, he has settled hundreds of millions of dollars in commercial real estate for the State of Maryland and is a 2006 recipient of a Governor’s Citation for invaluable service to the State of Maryland.
Miranda K. Murdoch, the president and one of the principals of Granite Title Associates, Inc., graduated from Loyola College of Maryland cum laude with a Bachelor’s of Arts degree. She continued her education at The University of Baltimore School of Law were she received a Juris Doctor degree in 1991. Later that year, Miranda was admitted to the Maryland State Bar. Working in the real estate industry seems natural for Miranda as two of her grandparents and both of her parents choose careers in real estate. Even before practicing real estate law, Miranda worked in the real estate field as a secretary part-time while in college and later as a title processor before starting law school. Miranda has taught real estate law courses for paralegals at the community college level. Having worked as an attorney for several title companies before founding Granite Title Associates, Inc., Miranda now is a key player in the leadership and overall vision of company in addition to overseeing the daily operations of Granite Title Associates, Inc. She is responsible for underwriting compliance, quality control, funding, employee training, and numerous aspects of internal review.
John Shapiro is one of the principals of Granite Title Associates, Inc. He received his B.A. from the University of Maryland, College Park in 1985. John has over 15 years of experience in the real estate industry as a real estate agent, advertising executive and title producer. An avid business networker, John regularly attends a networking group and various networking events. He also oversees many Human Resource aspects of Granite Title.
Nancy Webb Larkins
In her current position as a Marketing Representative and Settlement Officer with Granite Title Associates, Inc, Nancy Webb Larkin’s objective is to use her knowledge in the title industry, her attention to detail, and her excellent customer service skills to provide quality settlement services.
Quality settlement services are evidenced in the attention to detail shown in the review of the title order, examination of title report, and preparation of the commitment and settlement sheet. Nancy demonstrates her commitment to quality settlement services when she develops relationships with clients, picks up the phone to personally request a necessary document, and when she uses her years of experience to conduct a smooth settlement.
Nancy does not see her position with Granite Title as a 9-5 job. Instead, she continues to perfect her settlement process as a committee member for the Real Estate Brokers, Inc. Nancy actively participates in various community projects designed to educate first time home buyers about the process of homeownership and turn their dreams into reality. She is currently developing materials for a course offering Realtors an alternative source to obtain their continuing education classes.
Nancy is experienced in settling both Forward Mortgage Loan and Reverse Mortgage Loan transactions.
Michael graduated from the University of Phoenix with a Bachelors degree and spent 25 years in sales and sales management. After joining the Title Industry, Michael spent 3 years as Director of Business Development and also worked as a Title Producer/Settlement Officer and Marketing Representative. Michael brings Granite a unique mix of seasoned experience and excellent customer service skills. His commitment to quality settlements has brought him success in the Title Industry. Michael is a notary public and has maintained his Maryland Insurance Producer License since 2006. He networks with local organizations and has a commitment to helping Realtors and Lenders generate business.
Saman Saba is licensed to practice law in the state of Maryland and acts as a settlement agent for Granite Title. Saman graduated from the University of Maryland with a Bachelor’s of Arts degree in Government and Politics, a minor in Women’s Studies and a notation in Global Competencies. She then continued her education at The University of Baltimore School of Law where she received a Juris Doctorate degree. Soon after, Saman began working with a real estate law firm where she developed experience in litigation work focusing on landlord/tenant issues. Since then, Saman has continuously developed her scope of knowledge in real estate law and trends and thus, strives to exceed the expectations of each individual, whether they are commercial investors or first time homebuyers.
